Walls: Fitted studwork lined with 50mm Dritherm Earthwool insulation — a high-performance, non-combustible mineral wool product known for its excellent thermal and acoustic properties. It resists moisture, doesn’t settle over time, and maintains its insulation values throughout the life of the building.

Ceiling: 100mm thick Dritherm loft insulation — double the wall thickness, which is appropriate given that the roof is the primary heat loss and heat gain surface in a steel container. This level of ceiling insulation is critical for keeping the space comfortable in both winter and summer.

Boarding: The insulated studwork is then boarded out with 12.5mm plasterboard throughout, bringing the interior finish from a raw industrial container to a blank canvas ready for final decoration.

The interior is ready to be skimmed or finished depending on your preference. If you want a smooth, jointless plastered wall finish — the kind you’d expect in a high-end office or modern extension — the boards are prepped and ready for a plasterer. Alternatively, if you prefer to tape, fill, and paint yourself for a faster, more cost-effective finish, that option is equally straightforward.

Electrical Specification — High-Spec and Clean-Lined

The electrical fit-out on this unit reflects the same attention to detail as the rest of the conversion. Rather than surface-mounted conduit and clunky back boxes — which would undermine the clean aesthetic of a freshly plastered interior — all wiring is flush fitted and routed within the studwork before boarding. The result is an office interior where the electrics are invisible until you need them, consistent with the high-specification finish throughout.

The electrical package includes:

Please note: The unit requires connection to your mains electrical supply by a qualified electrician upon delivery and placement. The internal wiring is complete; your electrician simply needs to make the connection to your supply at the isolator.
